Terms & Conditions

These Terms & Conditions set out how Built By Hunter ("we", "us", "our") provide services to our customers ("you", "your"). Please read them carefully before booking any work. By accepting a quote, paying a deposit or allowing us to start work, you agree to be bound by these terms.

1. About Us

Built By Hunter is a family-run business based in Central Scotland. We specialise in outdoor construction, including sheds, garden rooms, fencing, decking, artificial grass, outdoor living areas and landscaping projects across areas such as Falkirk, Stirling, Glasgow, Edinburgh and the surrounding regions.

2. Quotes & Pricing

  • All quotes are based on the information available at the time of inspection or enquiry and are valid for 30 days from the date issued, unless stated otherwise.
  • Quotes are usually itemised to show the main elements of the work (for example: groundwork, timber, decking, fencing, labour).
  • If any hidden issues are discovered once work begins (such as unexpected ground conditions, drainage issues, access problems or structural problems), we will discuss any additional costs with you before proceeding.
  • All prices are shown in pounds sterling (GBP) and are for domestic work unless otherwise stated.

3. Accepting a Quote

  • A booking is confirmed when you either accept the quote in writing (email or message) and/or pay any required deposit.
  • By accepting the quote, you confirm that you have the authority to instruct the work at the property address and that you agree to these Terms & Conditions.

4. Deposits & Payments

  • For most projects, we require a deposit to secure your booking and cover materials. This deposit is non-refundable, as it is used to purchase materials, reserve dates and cover time spent on planning and preparation.
  • The remaining balance is normally due on completion of the work, unless an alternative payment schedule has been agreed in writing.
  • Payment can be made by bank transfer or other agreed methods. Details will be provided on your quote or invoice.
  • We reserve the right to pause or withhold further work if payments are not made in line with the agreed schedule.

5. Changes to the Work (Variations)

  • If you request changes to the agreed work (for example, adding extra fencing, changing materials or altering the layout), we will confirm any price changes before going ahead.
  • Any agreed variations may affect the project timeline and final cost.
  • We will always try to be flexible, but major changes may require a revised quote.

6. Access & Site Conditions

  • You are responsible for ensuring we have suitable access to the area where the work will be carried out, including access for vehicles, tools and materials.
  • Please let us know in advance about any restricted access, parking limitations, shared driveways, or other relevant issues.
  • You are responsible for identifying and informing us of any underground services such as pipes, cables, drains or utility lines in the working area.
  • We are not responsible for damage to hidden or unmarked services that we could not reasonably have been aware of.

7. Your Responsibilities

  • Ensure pets and children are kept away from the working area for safety reasons.
  • Remove or protect any items in or near the work area that could be damaged (for example, plant pots, children’s toys, garden furniture).
  • Obtain any necessary permissions from neighbours, landlords, factors or local authorities if required.

8. Materials, Workmanship & Guarantees

  • We aim to use high-quality materials suitable for outdoor use and Scottish weather conditions, unless otherwise agreed.
  • Timber is a natural material and may move, twist or show knots and slight cracking over time. This is normal and not necessarily a defect.
  • Where we provide a guarantee on workmanship or materials, the terms of that guarantee will be explained on your quote or invoice. Guarantees do not cover:
    • Normal wear and tear.
    • Lack of maintenance (for example, failing to treat or care for timber as advised).
    • Damage caused by weather extremes, storms, flooding or other events outside our control.
    • Misuse, alterations or repairs carried out by others after we have completed our work.

9. Delays & Events Outside Our Control

  • We will always aim to start and finish your project on the agreed dates, but some delays are outside our control (for example, severe weather, supplier issues, illness, traffic or emergencies).
  • If there is likely to be a delay, we will let you know as soon as reasonably possible and rearrange work where necessary.
  • We are not responsible for any indirect costs or losses you may incur due to delays (for example, time off work or other trades being rescheduled).

10. Cancellation & Rescheduling

  • If you need to cancel or reschedule your booking, please let us know as soon as possible.
  • If significant materials have already been purchased specifically for your project, you may be required to cover these costs or accept delivery of the materials.
  • In some cases, we may need to reschedule due to weather or safety concerns. We will discuss any changes with you and arrange a new date.

11. Photographs & Marketing

  • We may take before-and-after photos of your project for our records and marketing purposes (for example, on our website and social media).
  • We will avoid showing house numbers, car registrations or anything that clearly identifies you personally unless you give explicit permission.
  • If you would prefer us not to use photos of your project in any marketing, please let us know in writing.

12. Liability

  • We will carry out all work with reasonable care and skill and in line with good industry practice.
  • We are not liable for any loss or damage caused by circumstances beyond our reasonable control, or for indirect or consequential losses (such as loss of enjoyment, loss of profit or loss of opportunity).
  • Nothing in these Terms & Conditions limits or excludes our liability for death or personal injury caused by our negligence, or for any other liability that cannot be excluded under UK law.

13. Complaints

  • We want you to be happy with our work. If you have any concerns during or after the project, please contact us as soon as possible so we can try to resolve the issue.
  • Most issues can be resolved quickly by discussing them on site, but if needed we will follow up in writing with a proposed solution.

14. Privacy

We will only use your personal information in line with our Privacy Policy. This includes how we handle your contact details, project information and photos.

15. Governing Law

These Terms & Conditions are governed by the laws of Scotland. Any disputes arising in connection with these terms shall be subject to the exclusive jurisdiction of the Scottish courts.

16. Changes to These Terms

We may update these Terms & Conditions from time to time. The version in force at the time you accept a quote or make a booking will apply to your project.
